Psst… We’re sharing 5 tips to help you avoid costly renovation mistakes!

We’re about to start planning our renovation and had previously read your blog series about renovation project management. Thank you for the advise!

Now that we know how to get started, can you share some common renovation mistakes and how we can avoid them?

ANSWER
Great question! Mistakes happen. They are almost unavoidable as we are human and can’t be perfect all the time (though we try)!

There are, however, some common mistakes that ARE avoidable with proper planning and know-how.

HERE ARE MY 5 TIPS FOR AVOIDING COSTLY RENOVATION MISTAKES:

1. AVOID MIS-FITS & SHORTAGES 
The golden rule of carpentry is to measure twice and cut once. This rule is just as important when ordering materials and supplies.

Under-ordering leads to delays and erroneous measurements lead to increased costs when items have to be returned or re-ordered.

As a general rule, add 10% to any material orders e.g. tile and flooring to account for off-cuts.

2. AVOID MATERIAL DELAYS
One of the main delays on a project is due to not having materials on site when needed or to discovering that materials are not satisfactory.

Ask your contractor for a project schedule and generous lead time so that you can have materials onsite as needed.

When ordering materials, request a firm ship date. Once materials arrive, open each package to ensure that all parts are enclosed and that they are damage-free and to your satisfaction.

3. AVOID BUDGET INFLATION
One of the most common complaints that I hear from homeowners is that their renovation cost MUCH more than they anticipated. This is almost always due to under budgeting in the first place.

To set a realistic renovation budget, it’s important to get all of the facts up front. At Fia Interiors, we employ a step-by-step project management system that includes creating an all-inclusive, to-the-cent project budget.

When getting pricing from suppliers, request a written estimate including the cost of goods, taxes, shipping fees, installation fees as well as the company return policy.

4. AVOID COSTLY DISPUTES
Project delays and inflated budgets can be avoided by ensuring that you don’t have any disagreements mid-project about project scopes and costs.

Ensure that you have contracts in place with all trade professionals and suppliers, outlining work to be completed and ALL associated costs.

5. AVOID BUYERS’ REMORSE
When working on a large scale project, it can be overwhelming to select all finishing materials and furnishings at the onset of the project.

If you are at all uncertain about the choices you need to make for finishing items like wallpaper, decorative lighting and furniture, wait until the project progresses and you can better visualize the end result.

Taking your time to make the right choices means fewer costly mistakes!
