If there’s one thing we’ve learned about real estate locations, it’s that buyers can’t possibly know every neighbourhood in the GTA. Cities like Toronto are living, breathing beings that experience changes gradually. Hip and trendy areas can become old and outdated or see skyrocketing prices that keep homes out of reach. At the same time, up-and-coming neighbourhoods can sneak up on buyers, so they miss buying when prices are low.
With that in mind, we thought we’d share some of what we feel are the most underrated Toronto neighbourhoods to offer a glimpse into the areas you might miss out on.
Carlton & Parliament
This little section of Cabbagetown is what we consider a gem of a micro-hood. This is an edgy yet upscale pocket often overlooked because of its proximity to Regent Park and St. Jamestown. Carlton & Parliament is a neighbourhood to consider if you’re the kind of person who isn’t phased by eclectic neighbours. This part of Cabbagetown is home to Toronto’s iconic Daniel et Daniel, a Carlton Street landmark since 1980 known for its bougie catering and cozy café. It’s just one of the charming establishments you’ll find housed in the renovated Victorian Buildings along Carlton, albeit a sparsely dotted area for trendy eateries compared to more popular areas of town. A small selection of houses, towns, condos, and investment opportunities make it an area worth keeping an eye on, although it can be a little pricey.
Ideal for: Young professionals, couples, singles, and investors

Corso Italia
This underrated gem is the lesser-known Little Italy located at Dufferin and St. Claire West. Named after the large Italian community that first called the area home, Corso Italia’s growing Portuguese and Latin American communities are adding a spicier twist to the Italian influences still found in the area’s shops, eateries, and cafés. You’ll never be bored or go hungry living in Corso Italia with so many places to dine and grocers to discover new foodie delights. The area is also very family-friendly with local schools, medical and dental services, parks, and services, as well as the Joseph J. Piccininni Community Centre, all within walking distance. Easy access to TTC services on St. Claire West and Dufferin adds to the local amenities. A good mix of old and new detached, semi-detached, and low-rise apartments/condos offer affordable options for most budgets.
Ideal for: Young couples, retirees, and families
Baldwin Village
Just east of Chinatown sits a little district in Grange Park known as Baldwin Village, one block north of Dundas Street West, between Beverley and McCaul Streets. The little enclave is a delightful find close to the AGO, galleries, restaurants, cafés, and shops, right in the heart of the city. It’s very walkable with a funky vibe and access to small parks, shopping at quirky spots like Village by the Grange, and tempting cuisine ranging from Chinese to Mexican and drinking holes to ice cream shops. Much like Carlton & Parliament, long-standing homeowners rub elbows with newcomers in a village atmosphere. Homes here tend to be more affordable than affluent areas of Cabbagetown, and the neighbourhood also feels a lot more fun and vibrant. Baldwin Village’s sweet selection of smaller detached homes, row houses, and fixer-uppers are also close to transit, as a bonus.
Ideal for: Singles, couples, families, seniors, and students
Canary District
This is the area to keep an eye on as a “planned community” that was once considered nothing more than an industrial wasteland. Part of Toronto’s West Don Lands east of the historic Distillery District, the area is bordered by Cherry Street, Eastern Avenue, the Don River, and the railway tracks. This is the “area of the future,” taking its cues from the 15-minute city concept with mixed-use residential buildings, park areas like Corktown Common, and convenient shops and services basically in your lobby. Plans for 6,000 housing units are in the works in a surprisingly attractive prospect on the Don River. That means Canary District homeowners will have access to the Gardiner Expressway, Don Valley, and a quick line into the city via transit. Right now you’re looking at mostly condos that plunk you in an area close to waterfront parks, entertainment venues, and easy access to destination neighbourhoods like St. Lawrence Market, Harbourfront, and Leslieville. And despite it being in what seems like an “awkward” area of town, there are actually schools in the neighbourhood to meet the needs of growing families.
Ideal for: Just about anyone short of 1 percenters 🙂
Don’t Forget the Best Small Towns Near Toronto!
We also like to remind buyers that the good life doesn’t have to be in the city. Areas just outside the GTA offer far more value, especially for young families who need more space or young couples who want a backyard. Some towns that tend to fall under the radar and that we kind of have a crush on include:
